How water damages a chimney

Brick and mortar absorb water. In winter, that water freezes, expands, and pushes the masonry apart. After a few seasons of freeze–thaw, joints open up, brick faces spall, and the damage speeds up. A cracked crown or failed flashing lets far more water in than the brick alone.

Fix the source, not just the stain

We start by finding where the water gets in: the crown, the flashing, the cap, or the brick. Then we repair that part properly instead of covering it with caulk. When the masonry is sound again, waterproofing helps keep it that way.

Common questions

Can a cracked crown be sealed, or does it need to be rebuilt?

Hairline cracks in a sound crown can often be sealed with a flexible crown coating. If the crown is crumbling, flat with no overhang, or the cracks go all the way through, rebuilding it is the lasting fix.

Why does the new mortar need to match?

Mortar that is harder than the brick forces water and movement into the brick itself, which makes it crack and flake. We match the mortar to the brick and joint style.
